The Baugenossenschaft Familienheim Heidelberg eG, founded on January 19, 1948, is a medium-sized, non-profit cooperative with over 1,800 members and a portfolio of around 1,070 rental apartments and 16 commercial units on a living and usable area of approximately 81,149 m².[1][3][4] As a permanent institution in the Heidelberg and Rhein-Neckar-Kreis area, it has been offering attractive, affordable and barrier-free living space for broad sections of the population for decades.[1][2]
Emerging from the Pfaffengrund settlement group, the cooperative initially started under the name "Neue Heimat" with the aim of creating affordable housing. In the 1960s, it grew to over 1,000 members; expansions included administration according to the Wohnungseigentumsgesetz (Condominium Act) in 1973 and property management for third parties in 1986. Mergers and acquisitions – such as 144 apartments in 1990 and 48 residential units in 1994 – increased the portfolio. It has been bearing its current name since 1976 and continuously invests in modernizations, which leads to satisfied tenants and low fluctuation.[1][4]
The core business includes the construction, management and rental of rental apartments in cities such as Heidelberg, Dossenheim, Eppelheim, Heddesheim, Leimen, Neckargemünd, Nußloch, Plankstadt, Schwetzingen, Walldorf and Weinheim-Sulzbach.[2] This is complemented by offers for owner-occupiers and investors: acquisition of condominiums and homes including planning, construction and financing advice. The cooperative also takes over external management and administration according to WEG for 32 units.[2][3] With 18 employees (including trainees) and a focus on further training, the team ensures competent, friendly service.[2][3]
The main mission is to promote the members through good, safe and socially responsible housing, in particular family-friendly planning and construction to improve the quality of living.[2][9] Values such as affordability, accessibility and long-term security are at the center. The cooperative adapts to changing demands through innovative projects, efficient processes and regular investments in maintenance.[1][2]
Sustainability is a core value: it shapes housing construction ecologically and economically, with demands for adapted building regulations and funding laws for affordable, attractive housing.[2][7] High equity ratio of 45.3% (approx. €42.1 million with a balance sheet total of €92.9 million) underlines financial stability.[3] Current acquisitions, such as 10 apartments in Schwetzingen in 2022, show growth.[4]
