The IHR Sanierungsträger FGS mbH is the municipal specialist for urban renewal and urban development in Flensburg and the region and, as a trustee redevelopment agency on behalf of the city, implements comprehensive urban development and social development projects.[1][2]
The focus of the work is the revitalization of urban districts with special development needs: areas with urban planning deficiencies, functional deficits, social hotspots, structural inadequacies or image problems are viewed holistically and developed into sustainable, livable neighborhoods.[1][4] The company combines structural, economic and social strategies to sustainably stabilize urban districts and increase their attractiveness.[4]
The central services include the development and implementation of concepts for urban renewal, urban planning analyses and expertise, preparatory investigations, project development and urban development measures.[1][4] The IHR Sanierungsträger FGS mbH promotes the modernization and adaptation of residential buildings to contemporary requirements - for example through better floor plans, sound and thermal insulation, improvements to the residential environment and supplementary new construction - and at the same time ensures the preservation and expansion of affordable housing for various target groups.[4] At the same time, it strengthens , supports local businesses, start-ups and further training opportunities and counteracts conflicts of use between housing and commerce.[4]
Another focus is on networking transport links: traffic calming in residential areas, the expansion of footpaths and cycle paths, the optimization of public transport, the improvement of parking facilities and the further development of promenades and hiking trails should promote mobility, quality of stay and environmental compatibility in equal measure.[4] In addition, the company takes on district management, public relations, residents' meetings, fundraising and construction and modernization advice.[4]
The mission of the IHR Sanierungsträger FGS mbH is to develop urban spaces in such a way that they meet modern usage requirements and at the same time remain socially acceptable, economically viable and of high urban quality.[1][8] The company relies on a clearly locally anchored approach that is based on close ties with the people on site, an understanding of their living conditions and a dialogue-oriented planning process.[1] Acceptance, effectiveness and compatibility of the measures are defined as central quality criteria - visible in the everyday feeling of life of the residents.[1]
As a municipal company that emerged from the Office for Urban Redevelopment of the City of Flensburg and whose sole shareholder is the City of Flensburg, the IHR Sanierungsträger FGS mbH works according to the principles of good corporate governance and transparency, as set out in the Flensburger Kodex.[2][9]
Sustainability is not an isolated goal, but an integral part of our actions: The preservation and careful renovation of historical buildings, the strengthening of inner-city districts, the conservation of land through the conversion of existing structures and the promotion of environmentally friendly mobility contribute to resource-saving urban development.[4][7] Through greening, improvements to the residential environment, the upgrading of public spaces and social integration concepts - for example for neighborhoods with special integration needs - the company combines ecological, social and economic sustainability goals into a long-term sustainable urban renewal approach.[4]
