For over 90 years, Wohn + Stadtbau Wohnungsunternehmen der Stadt Münster GmbH has been the municipal heart for affordable and high-quality housing in Münster. As a subsidiary of the city of Münster, the company provides around 15,000 people with a home and manages approximately 7,100 rental apartments and other properties.[1][3][4]
The main task is the professional management of the portfolio: With around 130 dedicated employees, Kundenservice is the focus. Tenants with different needs – from families to singles to people with disabilities – find barrier-free, family-friendly or specially designed apartments, publicly funded or privately financed. Regular investments in modernizations ensure the buildings are in top condition. Around are built annually for tenants and owners, supplemented by daycare centers and accommodation for refugees or the homeless.[1][3][4]
Future plans are ambitious: By 2030, over 1,600 rental apartments are to be built (60% subsidized, 40% privately financed). Projects such as the lively quarter at the former Gescherweg military camp or the redesign of the Gärtnerei Moldrickx promote mixed, socially responsible neighborhoods with generous open spaces.[4]
"Guided by the future, we actively shape the city" – this is the guiding principle. The mission: To create a livable housing culture, secure affordable housing and develop neighborhoods where people feel comfortable. Values such as Engagement, Leidenschaft, Erfahrung and a high standard of quality characterize everyday life. Despite economic challenges, the company remains resilient: in 2024 it achieved an annual surplus of 8.5 million euros with a balance sheet total of over 600 million euros.[2][4][6]
Sustainability is a Treiber für Wandel: Focus on Dekarbonisierung, increasing efficiency and climate-friendly new construction. In 2024, 15 million euros flowed into energy-efficient renovations – facades, heating systems, windows and heat pumps reduce CO₂ and ancillary costs. Pilot projects set standards: Mobilitätskonzepte, water-sensitive open spaces and Holzbauprojekte make Münster fit for the future. The ambitious climate targets by 2030 guide the course, supplemented by social responsibility for generations.[2][3][6]
Tenant satisfaction underlines the success: surveys praise service, accessibility and craftsmanship. As a Ausbildungsbetrieb with solid growth (turnover 50–100 million euros), Wohn + Stadtbau remains economically strong and socially committed.[3][5][6]
This description highlights the vielfältigen Facetten of a company that not only builds Münster, but also makes it worth living in – economically, ecologically and socially.[1][2]
